Greenpoint rental that is New York’s largest geothermal residential building gets new name, renderings

The largest geothermal residential project in New York has received a fresh rebranding ahead of leasing next year. Lendlease unveiled new branding and renderings for The Riverie, an 834-unit multi-family development at 1 Java Street along the Greenpoint waterfront. The project comprises five interconnected buildings, including a 37-story and a 20-story tower. The development features an all-electric design and a geothermal system that reduces annual carbon emissions from heating and cooling by 53 percent compared to traditional residential systems.
Designed by Marvel, the full-block development connects the 37-story tower and a 20-story tower, connected by a mid-rise podium with frontages on India, Java, and West Streets. Thirty percent of the apartments are designated affordable.
The Riverie includes a new public waterfront esplanade that will reestablish Greenpoint’s direct connection with the East River and features a “living shoreline” designed to protect the site from flooding events.
With seamless access to the India Street Pier, residents can reach Midtown Manhattan in just five minutes on the NYC Ferry. Additionally, the development features roughly 13,000 square feet of ground-floor retail space on West Street and along the East River.
Amenities at The Riverie include a co-working lounge with conference rooms and private call booths, a fitness center with a yoga studio, sauna and locker rooms, a residents’ lounge, demonstration kitchen, speakeasy, music room, podcast room, children’s playroom, pet-washing station, and bicycle storage.
Outdoor amenities include a pool, fitness deck, barbecue stations, and an open-air, landscaped courtyard.
“From day one, we envisioned The Riverie as a thriving residential community with boundary-pushing sustainability features and a meaningful connection to the Greenpoint waterfront,” Meg Spriggs, managing director of development, Americas, Lendlease, said.
“With East River and New York City skyline views, The Riverie will deliver much-needed housing to the neighborhood, enhance the daily lives of residents and create a unique experience for everyone who visits the property.”
By using a “vertical closed-loop geo-exchange system,” the development will eliminate carbon emissions associated with natural gas use. The project is targeting LEED Gold certification, WEDG Waterfront Certification, Fitwel Certification, and Energy Star Certification.
Lendlease acquired $4 million in funding from the state’s Energy Research and Development Authority to build the geo-exchange system at 1 Java Street. The building topped out in September.
Leasing is slated to launch at The Riverie in 2025. Douglas Elliman Development Marketing is the exclusive marketing and leasing agent for the market-rate rental residences, and Capricorn Retail Advisors is the exclusive marketing and leasing agent for the ground-floor and waterfront retail, led by Joel Dabu and Ryan Schimel.
