Taconic Partners and Nuveen Real Estate on Wednesday unveiled new renderings of One Grand, a new 28-story office tower in Hudson Square designed by renowned architecture firm SHoP Architects. Located on the corner of Grand and Varick Streets where the neighborhoods of Soho, Hudson Square, and Tribeca intersect, the building will serve as a state-of-the-art headquarters, offering 430,763 square feet of rentable space, 20,040 square feet of outdoor space, and a public school on the ground floor, according to The Real Deal.
Developed by Taconic, One Grand will rise on vacant land leased from landlord Trinity Church in Hudson Square. While the official address of the building has yet to be revealed, a ground lease signed in 2019 suggests that it may be 2 Hudson Square, or alternatively, 76 Varick Street, according to Crain’s.
The building’s first leasable floor will sit more than 100 feet above the ground, offering tenants ample natural light and sweeping views of the surrounding cityscape which are enhanced by nearly 100 feet of airspace on all sides.
Floors 7 to 26 feature spacious layouts, with 60 percent including outdoor space. Notable outdoor features include 30-foot-tall, two-story, covered open-air loggias, and terraces ranging from 900 square feet to 4,500 square feet on the rooftop deck.
The roof deck, available for use by all tenants, will serve as a space for both relaxation and events, and showcase expansive 360-degree views, curated landscaping, and an entertainment space.
Tenants will have access to 13,000 square feet of amenities space, including a town hall multipurpose room, numerous conference rooms, lounge areas, and private spaces for working or collaborating in small groups. There will also be bike storage space on the ground floor and spa-inspired bathrooms.
Additionally, there will be leasable retail space for lease and branding opportunities on the ground floor, while the lobby will offer an airy, sunlit area with a full-service coffee bar.

In 2019, prominent Lower Manhattan landlord Trinity Church selected Taconic and Nuveen to develop the site, according to The Real Deal. At the time, both companies had been seeking out potential office developments that could bring in profitable rents.
Construction on the project won’t begin until Taconic secures an anchor tenant. A JLL team led by Peter Riguardi is currently seeking out headquarters tenants and anchor tenants interested in moving into the building.
