New York City’s latest film studio will open in Long Island City this year. Taking up the upper three floors of a five-story development at 23-30 Borden Avenue, Borden Studios includes four sound stages, office and support space, and more than 8,800 square feet of outdoor space, including a rooftop terrace. Developed by Innovo Property Group and operated by The MBS Group, the studio is expected to open this spring.
The broader Borden Complex, which broke ground in 2022, includes three floors of urban industrial space with the film and production space above. The studio space measures approximately 220,000 square feet, with four stages totaling 54,000 square feet and lots of dedicated parking.
Sound stages feature 40-foot ceilings and fully retractable walls, allowing the four stages to open to two “double sized” spaces, according to a press release. Production offices and mill space are located next to the stages on level four and offices and flex space are on level five.

Borden Studios joins several production facilities currently under construction in New York City. The Robert De Niro-backed and Bjarke Ingels-designed Wildflower Studios is wrapping up construction in Astoria, the East End Studios broke ground in Sunnyside this past fall, and work began last year at Manhattan’s first purpose-built TV and film production complex at Pier 54.
